Property managers or property management companies charge their property management fees in a couple of ways.  Some property managers charge a percentage of rents collected while other property managers charge a flat fee. 

The percentage of rents collected method generally averages about 10% - 12% of rents collected depending upon the economy, guarantees made by the property management company, as well as the geographical location of the rental property.    

The advantage to the property owner for a percentage of rents collect is if the property is not rented, the property management company doesn't get paid either so the property management company has motivation to get the property rented as quickly as possible to a qualified renter.

A flat fee for property management may be more common in commercial property rentals.
